Financial Planning Analyst – Commercial Real Estate
This position will be responsible for tracking, analyzing and forecasting data points as well as reporting related to monthly cash positions, contracts, budgets, and property operational analytics among other areas as deemed necessary for a large privately held regional Commercial Real Estate Firm. The position will maintain the financial modeling, budgeting, and forecasting for the existing investments along with consolidating data points that are internally collected on a monthly and/or quarterly basis in order to track company operating and capital expense performances as well as future obligations within the Asset Management, Property Management, Construction Management and some Corporate operational departments. The position will support the Asset Management, Property Management, Construction Management, Acquisitions and Finance disciplines. 
Key Duties:
  • Review monthly reports including rent rolls, operating statements, and capital expenditures.
  • Support the Asset Management Department with existing reporting, while creating new reporting infrastructure to prepare for additional future volume.
  • Manage and track a monthly Vendor Contract database. Extract and consolidate pertinent data points from monthly contracts for tracking as well as maintain an ongoing database and update the relevant sheets to calculate future obligations.
  • Track and analyze the contract costs related to Tenant Improvements. Run quarterly analysis on bidding performances, average costs across trades and rankings of best performing Contractors on a cost basis.
  • Create and maintain an average cost per square foot for monthly contracted operating expenses across the portfolio. Create a semiannual analysis of vendors and performances on a line-item basis for each monthly contracted trade within the portfolio.
  • Review and maintain accounting for CAPEX projects in conjunction with Property Accountants and Property Managers.
  • Support the construction and facilities teams with project costs and analysis.
  • Review and analyze financials of related entities and recommend improvements to the overall business model.
  • Manage and track all invoices in Avid monthly, while running quarterly variance reports/reviews to ensure efficient performance throughout the portfolio.
  • Directly support Management with ad-hoc reports and assist with special assignments as needed.
Requirements
 – Commercial Real Estate experience (Office, Industrial and/or Retail).
– Minimum 2 years’ work experience in Real Estate, Finance or Accounting.
– Significant experience with Microsoft Office specifically in Excel/financial modeling
– Expertise in the use of ARGUS Enterprise and MRI accounting system a prerequisite
– Strong attention to detail
– Good verbal and written communication skills
– Good organizational skills with the ability to prioritize and multi-task
– Ability to work independently and as a team member
