Job Description


Sales Trainer needed for exciting well established Company that specializes in high volume, efficient, economic and eco friendly, multi-family renovations.  Job requires thorough knowledge of multi family renovations, exceptional sales skills and closing techniques, excellent communication and leadership, the ability to write course outlines and conduct hands-on training as well as analyze data and create action plans and new methods for successfully achieving results. 
 This role is vital to the company's success and is responsible for the training development and sales performance of onsite employees.
Plan, coordinate and conduct hands-on training sessions at the communities with the leasing staff, including leading and shadowing apartment tours.
Write course outlines and develop leasing/sales training courses that utilize print collateral and other creative media.
Meet with Company new hires to outline primary responsibilities and demonstrate successful approaches to leasing apartment homes.
Conduct hands-on leasing training for leasing consultants on sales and closing techniques, property knowledge, features and benefits, overcoming objections, comp shops, policies and procedures, lease file presentation, MRI data input, professionalism and brand representation.
When possible, participate in daily team meetings to ensure onsite teams are passionately upholding the Company Team Vision and Employee Promise and prioritizing exceptional customer service.
Walk communities with leasing staff to ensure curb appeal of office, tour path, model apartments, vacant apartments and amenities meet Company brand standards and are pleasing to all five senses and are impeccably clean.
Create and integrate effective training methods for topics including, but not limited to: policies, procedures, leasing, branding, marketing, budgets, financials and customer service.
Create and integrate effective training methods for systems including, but not limited to: MRI, AVID, Kronos, DocuSign/Prospect Connect, Microsoft Outlook and Word.
Conduct regular training courses onsite or online for the leasing and management staff.
Audit and review leasing phone calls, emails and/or lead correspondence to ensure team members clearly understand the objective and have the resources they need to be successful.
Manage and analyze closing statistics.
Responsible for reconciling lease bonus worksheet quarterly.
Responsible for calculating and analyzing rhino report card points on a monthly basis and creating action plans to improve property performance.
Responsible for the preparation, coordination and presentation of the quarterly meetings 
Coordinate and manage mystery shop results.
Create action plans based on occupancy, audits, observations and reporting to effectively improve leasing skills and customer connection.
Work with Director of Training to create training course outline and schedule for the year.
Work with Brand and Marketing Manager to provide feedback and ensure brand consistency throughout the portfolio with regards to leasing, marketing, and product presentation.
Provides monthly reports to management team regarding leasing performance statistics and sales training action plans.

Knowledge of multi family renovations, exceptional sales skills and closing techniques, excellent communication and leadership, ability to write course outlines and conduct hands-on training as well as analyze data and create action plans and new methods for successfully achieving results. 
A strong sense of urgency, a commitment to excellence and detail as well as a motivational, positive attitude are keys to success.
Exceptional knowledge and experience with sales, leasing, customer service, revenue and expense management, maintenance management, branding, marketing communications and leadership.
Proficient computer skills in Microsoft programs including Word, Excel, PowerPoint, Publisher and Outlook. Sufficient computer skills to learn specialized programs such as MRI, AVID, Kronos to name a few.
Must maintain reliable transportation daily, valid driver’s license and valid vehicle insurance.
Requires commuting to multiple communities throughout the day and work week to meet with onsite personnel at various Company properties in Southern California.
Show up to work on time, follow direction from supervisor and interact well with coworkers and residents.
Ability to give and receive feedback, as well as set and work towards personal and team goals.
Ability to work with and effectively train many different personality types.
Maintain company uniform, a professional image and attitude at all times; observing the policies and procedures of Company when conducting business with prospective VIPs, residents, vendors and Company Construction Services.
Serve our VIPs with a welcoming and caring attitude.
Behave in a responsible, professional and ethical manner with exceptional time management and attention to detail.
Demonstrate personal and professional integrity at all times.
